Modumax delivers an efficient plant room upgrade at The Royal Garden Hotel, London

Sector: Hotels, stadiums and other leisure facilities
Building: Hotel
Products: Modumax mk4
Application: Space heating
The Royal Garden Hotel is a five-star hotel located on Kensington High Street, overlooking Kensington Gardens in London. Dating back to 1893, the hotel’s current building opened in 1965 and offers 396 guest rooms and suites, alongside restaurants, bars, conference and event facilities, and a health club.
With demands that vary throughout the day and across the year, the busy hotel recently upgraded its heating system by replacing its steel shell boilers with a modern, highly efficient Modumax mk3 floor standing boiler system.

Out with the old, in with the new
The existing plant room which housed four conventional, non-condensing steel shell boilers had become increasingly inefficient to operate. To address this, the hotel needed a more efficient and flexible system capable of responding to its changing heating demands.
The solution
As part of the upgrade, ICG Site Facilities Management Ltd specified and installed eighteen 254kW Modumax mk3 floor standing boilers, arranged in six vertical stacks of three, across two banks. A new raised plinth was installed to accommodate the system, which provides a total output of almost 4.6mW.
The upgrade also included a new flue system, and a new PHEX, complete with accessories, to provide hydraulic separation between the boiler primary circuit and the building’s existing heating circuits. The new boilers were then integrated with a new building management system (BMS), which includes a dedicated plant room control panel.
Why choose Modumax?
By replacing the building’s previous four boiler steel arrangement with Modumax boilers, the hotel now benefits from a more efficient and flexible heating solution. With seasonal efficiency of up to 95%, the new Modumax boilers are expected to reduce energy consumption and associated carbon emissions, which it likely to improve the building’s overall energy performance.
The system’s excellent turndown ratio is another key benefit, with each module having a 5:1 turndown so 15:1 over a 3-stack boiler. The boilers can now respond more closely to changes in the buildings heating demand. This is particularly valuable in a busy hotel that operates around the clock. By better matching output to demand, the system can also minimise on/off cycling and support efficient operation.
Given the hotel’s 24/7 operation, maintaining a reliable and uninterrupted heating supply was also an important consideration. Now, the eighteen module configuration allows individual modules to be taken offline for maintenance or servicing, while the remaining modules can continue to meet the building’s heating demand.
Finally, thanks to the boilers compact and lightweight design, handling and positioning during the installation process was simplified, while the stacked configuration made effective use of the available plant room space.
John Rigby, Managing Director, ICG Site Facilities Management Ltd, commented:
Modumax boilers were a good fit for this project. The modular design allows the system to respond to changing demand and means individual boilers can be taken offline for servicing without shutting down the entire plant. This is particularly important for a hotel that needs a reliable supply of heating and hot water around the clock.
The outcome
Following a successful installation and commissioning process, The Royal Garden Hotel now benefits from a modern and robust, modular boiler system designed to meet the demands of a busy, year-round hospitality environment.
